San Antonio Real Estate Market Update -- Northwest Neighborhoods

Comparing data from January - March, 2013 and January-March 2014 from the Texas Association of Realtors, here is a snapshot of what is happening in some of San Antonio's most sought after northwest neighborhoods. 

  

 

 

Castle Hills

  • The median home price in Castle Hills decreased from $218,000 to $209,750, with 12 homes sold in the first quarter.
  • Homes for sale in Castle Hills were on the market 67 fewer than first quarter last year.
  • The housing inventory deceased from 9.5 months to 4.2 months.

Elm Creek

  • The median home price in Elm Creek rose from $448,250 to $561,250, with 4 homes sold in the first quarter.
  • Homes for sale in Elm Creek were on the market 383 more days compared with last year.
  • The housing inventory grew from 5.5 months to 19 months.

Deerfield

  • The median home price in Deerfield remained steady, increasing slightly from $325,000 to $332,500, with 15 homes sold in the first quarter.
  • Homes for sale in Deerfield were on the market 49 fewer days compared with last year.
  • The housing inventory shrank from 11 months to 1.3 months.

  • The median home price in Inwood decreased from $462,000 to $430,000, with 5 homes sold in the first quarter.
  • Homes for sale in Inwood were on the market 20 fewer days compared with last year.
  • The housing inventory shrank from 4.3 months to 3 months.

  • The median home price in the Heights of Stone Oak decreased slightly from $339,932 to $337,500 with 9 homes sold in the first quarter.

  • The housing inventory shrank from 5.8 months to 3.4 months.

  • The median home price in Rogers Ranch rose from $355,000 to $400,000 with 17 homes sold in the first quarter.
  • Homes for sale in Rogers Ranch were on the market 25 fewer days compared with last year.
  • The housing inventory shrank from 10.3 months to 5.5 months.

  • The median home price in Hollywood Park decreased from $291,750 to $253,500, with 18 homes sold in the first quarter.

  • The median home price in the Dominion increased from $632,500 to $679,500, with 16 homes sold in the first quarter.

  • The housing inventory shrank from 4.8 months to 4.6 months, keeping Helotes in a seller's market.

San Antonio Real Estate Market Update -- Central Neighborhoods

San Antonio Housing Market Report - Central NeighborhoodsSan Antonio's real estate market continues strength into the first quarter of 2014.

Comparing housing data from January through March in all San Antonio neighborhoods, the median home price rose from $148,500 in 2013 to $159,000 in 2014, according to the Texas Association of Realtors. Homes were on the market in San Antonio 19 fewer days in the first quarter of this year compared with last year. Housing inventory in the greater San Antonio area remains very tight at 4.10 months. 

Now let's break it down, starting with the central neighborhoods: Comparing data from January-March 2013 with January-March 2014 from the Texas Association of Realtors, here is a snapshot of what is happening in some of San Antonio's most sought after central neighborhoods.  Alamo Heights

  • The median home price in Alamo Heights increased from $429,000 to $449,000 with 41 homes sold in the first quarter, nearly double what sold in the first quarter of 2013.
  • Homes for sale in Alamo Heights were on the market 35 fewer days compared to last year.
  • The housing inventory rose from 4.8 to 7.7 months.

  • The median home price in Terrell Hills decreased from $558,500 to $486,500, with 10 homes sold in the first quarter.
  • Homes for sale in Terrell Hills were on the market 14 fewer days compared to last year.

  • The housing inventory shrank from 18 months to 8 months, a nearly 56% decrease.

San Antonio Luxury Real Estate Market Sees Record Growth in 2013

housing market increasesAccording to the San Antonio Board of REALTORS (SABOR), the 2013 housing data shows that this past year was the strongest real estate market in San Antonio since 2006.  In 2013, 23,910 houses sold in San Antonio, an impressive 17% increase in number of houses sold compared with 2012. The average and median home prices also rose. The average price for homes rose 7% to $207,884 and the median price for homes sold rose 6% to $170,200.

Additionally, 2013 was a great year for luxury home sales in San Antonio. According to the Texas Association of Realtors' 2014 Luxury Home Report, San Antonio was one of four major Texas markets to experience double-digit growth in the sale of $1 million+ homes. According to data from the Real Estate Center at Texas A&M University,  Austin, Houston, Dallas-Fort Worth and San Antonio all recorded record high luxury home sales in 2013.

In Austin, 439 luxury homes were sold between January and October 2013. Luxury home sales made up 1.9 percent of the total housing market, but were the fastest-growing price class by far with a 55 percent increase from the same period in 2012. 

Houston leads the $1million+ housing market with 1,060 luxury homes sold between January and October 2013. Luxury home sales in Houston made up 1.7 percent of the total housing market, but were the second fastest-growing price class with a 46 percent increase from the same period in 2012.

The Dallas-Fort Worth came in second, with 809 luxury homes sold between January and October 2013. Luxury home sales in Dallas/Fort Worth made up 1.1 percent of the total housing market and experienced a 22 percent increase in sales compared to the same period in 2012. 

In San Antonio, 86 luxury homes were sold between January and October 2013. Luxury home sales made up only 0.1 percent of the total housing market. However, this number represents an 18 percent increase in sales compared to the same period in 2012. Today, according to the San Antonio Board of REALTORS multiple listing service, there are 243 active listings for homes $1 million+. 

While the luxury sales in San Antonio are smaller than other major Texas markets, we have seen significant growth in the sale of homes over $500,000.  According to SABOR, December 2013 had the highest percentage of sales in that price bracket, with homes $500,000+ making up 4.66% of the total 1,760 homes sold last month.

In San Antonio, homes priced under $200,000 made up the largest portion with 61.76% of sales. Homes priced between $200,000 and $500,000 accounted for 33.52% of the total homes sold in the San Antonio area.

San Antonio December Market Update - Central Neighborhoods

San Antonio Housing Market Report - Central NeighborhoodsWe have ended the year on a high note in San Antonio. Market trends have remained strong throughout the fall months, traditionally a slower quarter.

Before I break down some of the data by neighborhood, take a look at the December 2013 data from the San Antonio Board of Realtors (SABOR) for the San Antonio market area as a whole:

In December 2013, 1,760 houses sold in greater San Antonio -- representing a 14% increase in the number of homes sold compared with December 2012.

The average home price last month in San Antonio rose to $212,151, a 10% increase in price. Homes spent an average of 70 days on the market, 18 fewer days than December 2012. With only 4.2 months of inventory, city-wide, San Antonio continues in a strong seller's market, with 97.2% of homes selling for their list price.

  • The median home price in Alamo Heights increased from $353,500 to $675,000 with 11 houses sold.
  • Homes for sale in Alamo Heights were on the market 134 fewer days, a 55% decrease in time on the market.
  • The housing inventory rose from 4.7 months to 5.4 months, keeping Alamo Heights in a seller's market.

Terrell Hills

  • The median home price in Terrell Hills increased from $295,000 to $401,500 a 36% increase, with 8 houses sold.
  • Homes for sale in Terrell Hills were on the market 92 fewer days,  a 28% decrease in time spent on the market.
  • The housing inventory shrank from 5.8 months to 4.1 months, a 29% change, indicating a seller's market.

  • The median home price in Terrell Heights decreased from $205,000 to $195,000, an approximate 5% decrease, with 5 houses sold.
  • Homes for sale in Terrell Heights were on the market 72 fewer days, a 50% decrease in time on the market.
  • The housing inventory shrank dramatically from 4.3 months to 1.8 months.

San Antonio October Market Update - Northeast Neighborhoods

San Antonio Housing Market Report - Northeast NeighborhoodsHere is Part 3 of the October Housing Update -- this time focusing on San Antonio's northeast neighborhoods and beyond. San Antonio's northeast neighborhoods are consistent with state-wide data showing increased home prices and increased demand for homes.

Comparing data from October 2012 and October 2013 from the Texas Association of Realtors, here is a snapshot of what is happening in some of San Antonio's most sought after northeast neighborhoods. 

  

 

Oakwell Farms

  • The median home price in Oakwell Farms rose from $240,000 to $305,000, with 1 house sold.
  • Homes for sale in Oakwell Farms were on the market 379 fewer days, a 93% decrease in time spent on the market.
  • The housing inventory shrank from 15 months to 11 months.

Shavano Park

  • The median home price in Shavano Park rose from $200,000 to $435,000, with 1 house sold.
  • Homes for sale in Shavano Park were on the market 78 fewer days than same time last year.

San Antonio October Market Update - Central Neighborhoods

San Antonio Housing Market Report - Central NeighborhoodsAs reported in the October Market blog, the real estate numbers in Texas, and in San Antonio in particular, are impressive. We are experiencing strong sales, higher home prices and increased demand well into the fall this year.

Comparing data from October 2012 and October 2013 from the Texas Association of Realtors, here is a snapshot of what is happening in some of San Antonio's most sought after neighborhoods. This blog is focusing on San Antonio's central neighborhoods. Inconsistent with state-wide data, the market appears to be slowing in some of San Antonio's older neighborhoods. Check back soon for a look at neighborhoods in the northeast and northwest of San Antonio.

Alamo Heights

  • The median home price in Alamo Heights was up from $351,300 to $354,000 with 12 houses sold, eight fewer than same time last year.
  • Homes for sale in Alamo Heights were on the market 64 fewer days, an approximate 44% decrease in time on the market.
  • The housing inventory rose from 4.4 months to 5.4 months, keeping Alamo Heights in a seller's market.

Terrell Hills

  • The median home price in Terrell Hills decreased from $466,325 to $402,000, a 14% decrease, with 7 houses sold.
  • Homes for sale in Terrell Hills were on the market 4 fewer days,  a 3.5% decrease in time spent on the market.
  • The housing inventory shrank from 11.2 months to 6 months, a 46% change, indicating a seller's market.

Terrell Heights

  • The median home price in Terrell Heights decreased from $194,00 to $175,000, an approximate 10% decrease, with only 1 house sold.
  • Homes for sale in Terrell Heights were on the market 11 fewer days, a 10% decrease in time on the market.
  • The housing inventory rose dramatically from 5.7 months to 14 months, bouncing Terrell Heights back into a buyer's market.

Northwood

  • The median home price in Northwood decreased from $293,000 to $277,000, a 5% decrease, with 2 houses sold.
  • Homes for sale in Northwood were on the market 101 fewer days, a 70% decrease in time on the market.
  • The housing inventory increased from 4.8 months to 13.5 months, putting Northwood in a buyer's market.

Monte Vista

  • The median home price in Monte Vista decreased from $992,500 to $327,750, an 67% decrease, with 4 houses sold.
  • Homes for sale in Monte Vista were on the market 198 fewer days, a 86% decrease in time spent on the market.
  • The housing inventory in shrank from 49 months to 5.8 months, an 85% change, putting Monte Vista in a seller's market.

Olmos Park

  • The median home price in Olmos Park decreased from $385,450 to $238,000, with 2 homes sold.
  • Homes for sale in Olmos Park were on the market 100 more days, a 227% increase in time spent on the market.
  • The housing inventory shrank from 10.5 months to 7.5 months, a 29% change.

King William

  • The median home price in King William increased from $238,500 to $440,000, a 84% increase, with 2 homes sold in October.
  • Homes for sale in King William were on the market 86 fewer days, a 68% decrease in time spent on the market.
  • The housing inventory in King William decreased from 7.5 months to 1.5 months, still indicating a seller's market.

San Antonio Housing Market Hotter than Ever

Green Arrow Rising Home PricesThe third quarter is traditionally a slower time for real estate activity. However, in Texas home prices and demand are at historic highs. The third quarter sales volume was almost equal to the second quarter - typically the hottest quarter, indicating that the housing market is not slowing down. According to the Quarterly Housing Report by the Texas Association of Realtors, 80,105 houses were sold in the third quarter, a 18.97% increase in sales compared with third quarter sales in 2012.

Prices in the third quarter also increased. According to the same report, median sold home prices in Texas rose 10% and average sold home prices rose 11%.  

San Antonio is a good example of the robust Texas real estate market. 

According to the Texas Association of Realtors, the median price for homes sold in San Antonio in October rose from $146,000 in October 2012 to $159,900 in October 2013, a 9.5% increase. Homes for sale in San Antonio spent 20 fewer days on the market compared with October 2012. Current market conditions show a 4.4 month supply of housing inventory, down from 5.2 months last October. 

With interest rates still relatively low, buying power remains strong as well. Comparing interest rates in 2007 when home prices were also strong with current mortgage rates and today's prices, consumers can still afford more house for their money, despite the increased home values.

Using a $2,000 monthly mortgage payment as an example: In 2007, with a then-typical interest rate of 6.38% (Freddie Mac), a homeowner could afford a $320,412 mortgage. In 2013, with an interest rate of 4.49% (Freddie Mac), a homeowner could afford a $395,186 mortgage. 

The combination of strong buying power, low housing inventory and high demand have made the third quarter of 2013 an historic quarter in Texas real estate.
