San Antonio September Market Update - Central Neighborhoods

Housing Market Report for Alamo Heights, Terrell Hills, Olmos ParkThe September numbers are in and San Antonio's housing market is remaining strong into the fall. 

Comparing data from September 2012 and September 2013 from the Texas Association of Realtors, here is a snapshot of what is happening in some of San Antonio's most sought after neighborhoods. Just as I did last month, this post I am going to focus on central San Antonio neighborhoods. Look for future posts in the coming days and read about the changes in other parts of the city and beyond:

Alamo Heights

  • The median home price in Alamo Heights was up from $320,000 to $511,500 with 12 houses sold. 
  • Homes for sale in Alamo Heights were on the market 72 more days, an approximate 38% increase in time on the market.
  • The housing inventory shrank from 8.3 months to 5.8 months, a 30% change, indicating a seller's market.

Terrell Hills

  • The median home price in Terrell Hills increased from $263,575 to $392,500, a 49% increase, with 8 houses sold.
  • Homes for sale in Terrell Hills were on the market 193 fewer days, shrinking from 284 days to 90 days, a 68% decrease in time spent on the market.
  • The housing inventory shrank from 8.8 months to 5.3 months, a nearly 40% change, indicating a seller's market.

Terrell Heights

  • The median home price in Terrell Heights increased from $206,950 to $230,000, an 11% decrease, with 5 houses sold.
  • Homes for sale in Terrell Heights were on the market 41 more days, a 136% increase in time on the market.
  • The housing inventory shrank dramatically from 12 months to 3.2 months, moving Terrell Heights into a seller's market.

Northwood

  • The median home price in Northwood increased from $235,000 to $252,000, a 7.23% increase in median price from last August, with 5 houses sold.
  • Homes for sale in Northwood were on the market 71 more days, a 94% increase in time on the market.
  • The housing inventory increased slightly from 3.3 months to 4 months, keeping Northwood in a seller's market.

Monte Vista

  • The median home price in Monte Vista decreased from $270,000 to $389,000, an 44% increase, with 3 houses sold.
  • Homes for sale in Monte Vista were on the market 53 fewer days, a 24% decrease in time spent on the market.
  • The housing inventory in shrank from 8months to 7 months, a 12.5% change.

Olmos Park

  • The median home price in Olmos Park decreased from $725,000 to $630,507, with 6 homes sold, five more than last year this time.
  • Homes for sale in Olmos Park were on the market 137 fewer days, a 47% decrease in time spent on the market.
  • The housing inventory shrank from 28 months to 2.7 months, a 90% change and putting Olmos Park in a seller's market.

King William

  • The median home price in King William decreased from $302,000 to $271,000, a 10% decrease, with no homes sold in September.
  • Homes for sale in King William were on the market 9 more days, a 19% increase in time spent on the market.
  • The housing inventory in King William increased from 9 months to 5 months, still indicating a seller's market.

Oakwell Farms

  • The median home price in Oakwell Farms rose from $295,000 to $307,500, with three houses sold, same as last year.
  • Homes for sale in Oakwell Farms were on the market 20 days longer, a 48% increase in time spent on the market.
  • The housing inventory was 4.7 months, no change from the same time last year.

Shavano Park

  • The median home price in Shavano Park rose from $311,200 to $717,500, with 4 houses sold, half as many sales as last year.
  • Homes for sale in Shavano Park were on the market 13 days longer than same time last year.
  • The housing inventory rose from 5.1 months to 7.8 months, putting Shavano Park out of a seller's market.

Encino Park

  • The median home price in Encino Park remained steady, increasing slightly from $208,500 to $205,750, with only two houses sold, down from 6 last year.
  • Homes for sale in Encino Park were on the market 50 days fewer, an 61% decrease in time on the market.
  • The housing inventory increased from 2.3 months to 4.5 months, indicating a continued seller's market.

Garden Ridge

  • The median home price in Garden Ridge increased from $413,000 to $563,000, with 4 homes sold, 8 fewer than last year.
  • Homes for sale in Garden Ridge were on the market 183 fewer days, a 69% decrease in time spent on the market.
  • The housing inventory increased from 4.2 months to 5.3 months, still keeping Garden Ridge in a seller's market.

  • The median home price in Bulverde decreased from $342,000 to $321,000, with the same number of homes sold as last year, 11.
  • Homes for sale in Bulverde were on the market 23 days longer, a 13% increase in time spent on the market.
  • The housing inventory decreased from 7.6 months to 6.5 months, making Bulverde closer to a seller's market.

  • Homes for sale in Castle Hills were on the market 151 fewer days, an 82% decrease in time on the market.
  • The housing inventory decreased from 3.3 months to 3, keeping Castle Hills in a strong seller's market.

Elm Creek

  • The median home price in Elm Creek decreased from $555,000 to $480,000 with no houses sold, down from 1 house sold last year in August.
  • Homes for sale in Elm Creek were on the market 61 more days, a 305% increase.
  • The housing inventory decreased from 23 months to 4.3 months, making Elm Creek a seller's market.

  • The median home price in Deerfield remained steady, increasing slightly from $325,000 to $327,500, with 4 houses sold, same number as last year.
  • Homes for sale in Deerfield were on the market 5 days longer, a 6% increase.
  • The housing inventory shrank from 4.5 months to 3 months, an approximate 33.3% decrease, indicating a strong seller's market.

  • The median home price in Inwood decreased from $447,000 to $431,000, a 3.5% decrease, with 3 houses sold, 1 fewer than last year.
  • Homes for sale in Inwood were on the market 52 more days, a nearly 90% increase in time on the market.
  • The housing inventory shrank from 3.3 months to 3 months, placing Inwood solidly in a seller's market.

The Heights at Stone Oak

  • The median home price in the Heights of Stone Oak decreased from $309,000 to $279,250, a 9.6% change, with 16 houses sold, up from 12 last year.
  • Homes for sale in the Heights of Stone Oak were on the market 24 fewer days, a 26.37% decrease in time on the market.
  • The housing inventory shrank from 3.3 months to 1.8 months, a 45.5% decrease, indicating a continued seller's market.

Rogers Ranch

  • The median home price in Rogers Ranch rose decreased from $410,750 to $381,250, a 7% decrease, with 10 houses sold, down from 13 last year.
  • <Homes for sale in Rogers Ranch were on the market 80 fewer days, a 54% decrease in time on the market.
  • The housing inventory rose from 3.5 months to 4.9 months, a 40% increase, but still keeping Rogers Ranch in a seller's market.

Hollywood Park

  • The median home price in Hollywood Park decreased from $295,000 to $281,335, with 8 houses sold, up from 5 sold last year.
  • Homes for sale in Hollywood Park were on the market 103 days fewer than last year, a 58% decrease in time on the market.
  • The housing inventory shrank from 2.8 months to 1.5 months, a 46% decrease indicating a strong seller's market.

The Dominion

  • The median home price in the Dominion decreased from $578,750 to $524,500, a 9% decrease, with 8 houses sold, twice as many as last year.
  • Homes for sale in the Dominion were on the market 264 days fewer, a 66.3% decrease in time on the market.
  • The housing inventory in the Dominion shrank from 30.3 months to 12.8 months, a nearly 58% decrease.

Fair Oaks Ranch

  • The median home price in Fair Oaks Ranch rose from $350,000 to $390,000 with 19 houses sold, ten more than last year.
  • Homes for sale in Fair Oaks Ranch were on the market 47 fewer days, a 21% decrease in time on the market.
  • The housing inventory in Fair Oaks Ranch shrank from 10.6 months to 3.5 months, putting Fair Oaks ranch in a seller's market.

Helotes

  • The median home price in Helotes (zip code 78023) decreased from $272,450 to $254,000 with 44 houses sold, 2 less than last year.
  • Homes for sale in Helotes are on the market 48 fewer days, a 39.34% decrease in time on the market.
  • The housing inventory is steady at 4.1 months, down from 4.5 months last year, keeping Helotes in a seller's market.

Boerne

  • The median home price in Boerne (zip code 78006) was up slightly to $247,360, from $246,000 last year, with more than twice as many houses sold as last year.
  • Homes for sale in Boerne spent 61 fewer days on market, a 41% decrease in time on the market.
  • The housing inventory shrank from 11.8 months to 4.9 months, putting Boerne in a seller's market.

However, by comparing data year-over-year, seasonal differences are minimized thereby making it easier to draw conclusions about the market conditions reflected in changes.

Comparing data from August 2012 and August 2013 from the Texas Association of Realtors, here is a snapshot of what is happening in some of San Antonio's most sought after neighborhoods. This post I am going to focus on central San Antonio neighborhoods. Look for future posts in the coming days and read about the changes in other parts of the city and beyond:

Alamo Heights

  • The median home price in Alamo Heights was up from $504,000 to $519,000 with the same number of houses sold, 17. 
  • Homes for sale in Alamo Heights were on the market 38 fewer days, an approximate 20% decrease in time on the market.
  • The housing inventory shrank from 5.9 months to 4.7 months, a 20.34% change, indicating a seller's market.

Terrell Hills

  • The median home price in Terrell Hills dropped from $292,000 to $244,000, a 16% decrease, with 13 houses sold, up from 8 sold same time last year.
  • The number of houses that sold in Terrell Hills increased from 8 to 13 for the month of August.
  • The housing inventory shrank from 8.8 months to 3.2 months, a nearly 64% change, indicating a seller's market.

  • The median home price in Terrell Heights decreased from $222,000 to $185,000, a 16.67% decrease, with 3 houses sold in August, up from 1 sold in August 2012.

  • The housing inventory shrank dramatically from 28 months to 4.3 months, where you can see how Terrell Heights moved into a seller's market over the past year.

  • The housing inventory decreased from 4.9 months to 2.2 months, an approximate 55% decrease, indicating a seller's market.

  • The median home price in Monte Vista decreased from $600,000 to $316,750, an 47% change, with 4 houses sold, twice as many as last year.

  • The housing inventory in shrank from 22.5 months to 5.5 months, a 75.5% change, indicating a seller's market.

  • The median home price in Mahncke Park rose from $153,500 to $275,625, a 79.5% increase, with only one house sold, half as many as last year.

  • The housing inventory remained steady at 5 months, no change from last year.

  • The median home price in King William rose from $250,000 to $271,000, a 8.4% increase, with only 1 house sold, down from 4 same time last year.

Terrell Hills -- Small Town Living in the Big City (Part 3)

This is part 3 of my series focusing on older, established neighborhoods within the city of San Antonio. In 1919, six families along with three bachelors, founded Terrell Hills in an area originally known as Terrell Farms. The founders were seeking a rural area north of San Antonio to build homesteads. Today, Terrell Hills' borders are Harry Wurzbach to the east, North New Braunfels to the west, Burr Road to the south and Rittiman Road to the north. 

Terrell Hills City HallTerrell Hills is a separately incorporated city within the city of San Antonio. Terrell Hills has its own city government and police and fire department and is home to more than 5,000 residents in 1,900 households -- giving it a small town feel within the big city.

 

Homes in Terrell Hills include mid-century modern ranch houses, large mansions on multi-acre estates, older fixer-uppers in a great central location, and even elegant new construction. Homes in Terrell Hills are in one of two school districts: Alamo Heights ISD or North East ISD. Those homes in North East ISD offer more affordable homes in sought after 78209 zip code. Homes range from the $100,000s for fixer-uppers to multi-million dollar, multi-acre estates. 

In Terrell Hills,  you are in the heart of mid-town San Antonio with Alamo Heights to your west and Fort Sam and BAMC to the east. There is easy access to I-35 via the Austin Highway and a short commute to downtown via Broadway. 

Terrell Hills is entirely residential. However, the neighborhood is surrounded by excellent shopping, restaurants, a stunning world-class museum, and many other amenities.

Terrell Hills - Earl Abel's RestaurantFor shopping and restaurants, Terrell Hills is a short drive to Alamo Heights and all it has to offer.(See Small Town Living in the Big City, Part 1). To the north, the Austin Highway is undergoing a magnificent revitalization -- with new shopping centers, high-end apartments and retail space under construction, and great restaurants such as Silo and Nosh, and even some relocated favorites such as Earl Abel's Restaurant, a San Antonio legend. 

 

Terrell Hills - McNay Art MuseumAlso adjacent to the north of Terrell Hills is the McNay Art Museum, a true San Antonio treasure. The McNay was established in 1954 following the death of its patron, Marion Koogler McNay in 1950. Marion McNay bequeathed nearly 700 works of art, her home and 23-acre estate along with an endowment to establish the very first museum of modern art in the state of Texas.

 

Terrell Hills - McNay Museum AdditionThere have been seven additions to the museum since its inception and the current museum is home to more than 20,000 works of art, stunning galleries, storage space, an auditorium for lectures and special events and also educational space. The McNay grounds are a magnificent setting for weddings, parties, and even family picnics and photos.

 

Terrell Hills also abuts Fort Sam Houston and Brooke Army Medical Center, the flagship of military medicine.  Fort Sam was established in 1870 when the city of San Antonio donated 92 acres for an army post. Brooke Army Medical Center can trace its roots to 1879 when a 12-bed temporary hospital was constructed. Over the years, Brooke Army Medical Center has grown from these humble beginnings to being the US Army's Medical Field Service School in 1946 and today comprises nine separate facilities including inpatient, outpatient, rehabilitative and troop leadership components. In recent years, BAMC (also known as the San Antonio Military Medical Center) has become world-renowned for its Level 1 Trauma Center, Graduate Medical Education training unit and the only American Burn Association recognized Burn Center within the Department of Defense. 

Living in Terrell Hills you can enjoy the quiet and calm of an older suburb and be only minutes away from downtown San Antonio to the south and the San Antonio International Airport to the north. Nestled between Alamo Heights and Fort Sam, Terrell Hills is one of San Antonio's most sought after neighborhoods.

July Housing Market Snapshot for San Antonio: Upward Trend Continues

RealLuxury Blog:  July 2013 Housing Market UpOn July 15, the San Antonio Board of Realtors (SABOR) announced that San Antonio home prices hit their 2013 high in June. Tracking June numbers for 2011, 2012 and 2013, SABOR also showed that home prices have steadily increased over the past three years in San Antonio. The median price over these three years has increased from $156,500 in 2011 to $180,400 in 2013; and average home prices have increased from $192,514 in 2011 to $221,168 in 2013. 

 

There have been some recent reports suggesting that (nationally, at least) the housing market is moderating.  The July housing data from The Texas Association of Realtors (TAR) is ambiguous: Prices are stabilizing but inventory contiues to decrease.  Comparing data from July 2012 and July 2013, here is a snapshot of what is happening in some of San Antonio's most sought after neighborhoods:

Alamo Heights

  • The median home price in Alamo Heights was down from $444,500 to $395,000.
  • Homes for sale in Alamo Heights were on the market 51 fewer days, an approximate 35% decrease in time on the market.
  • The housing inventory shrank from 6.9 months to 4.9 months, a 29% change, indicating a seller's market.

Terrell Hills

  • The median home price in Terrell Hills rose from $427,500 to $608,500, a 42.3% increase.
  • Homes for sale in Terrell Hills were on the market 133 fewer days, a 38.4% decrease in time on the market.
  • The housing inventory shrank from 8.3 months to 5.6 months, a 32.5% change, indicating a seller's market.

Terrell Heights

  • The median home price in Terrell Heights rose from $190,000 to $249,000, a 31% increase.
  • Homes for sale in Terrell Heights were on the market 49 fewer days, a 42.6% decrease in time on the market.
  • The housing inventory rose somewhat from 3.4 months to 4.5 months, but is consistent with a seller's market.

Northwood

  • The median home price in Northwood remained steady from $350,000 to $352,500.
  • Homes for sale in Northwood were on the market 100 fewer days, a 75% decrease in time on the market.
  • The housing inventory decreased from 8.8 months to 5.3 months, an approximate 40% decrease, indicating a seller's market.

Monte Vista

  •  The median home price in Monte Vista decreased from $405,000 to $358,750, an 11.42% change.
  • Homes for sale in Monte Vista were on the market 49 days longer, a 68% increase.
  • The housing inventory in shrank from 6.8 months to 3.7 months, a 46% change, indicating a seller's market.

Deerfield

  • The median home price in Deerfield rose from $255,000 to $361,000, a 41.6% increase.
  • Homes for sale in Deerfield were on the market 18 days longer, a 38% increase.
  • The housing inventory shrank from 17 months to 6.5 months, an approximate 62% decrease, getting Deerfield close to a seller's market.

Inwood

  • The median home price in Inwood decreased from $435,700 to $381,675, a 12.4% decrease.
  • Homes for sale in Inwood were on the market 27 fewer days, a 43.5% decrease in time on the market.
  • The housing inventory rose from 2.2 months to 7 months, nudging Inwood out of a seller's market.

The Heights at Stone Oak

  • The median home price in the Heights of Stone Oak decreased from $295,840 to $229,900, a 22.3% change.
  • Homes for sale in the Heights of Stone Oak were on the market 24 fewer days, a 26.37% decrease in time on the market.
  • The housing inventory shrank from 4.9 months to 2.7 months, a 44.9% decrease, indicating a continued seller's market.

Encino Park

  • The median home price in Encino Park rose from $198,000 to $231,250, a 16.8% increase.
  • Homes for sale in Encino Park were on the market 98 fewer days, a 66.67% decrease in time on the market.
  • The housing inventory shrank from 3.1 months to 2.5 months, indicating a continued seller's market.

Rogers Ranch

  • The median home price in Rogers Ranch rose from $334,389 to $385,000, a 15% increase.
  • Homes for sale in Rogers Ranch were on the market 43 fewer days, a 38.74% decrease in time on the market.
  • The housing inventory rose from 2.9 months to 4.6 months, a 58.6% increase, but still keeping Rogers Ranch in a seller's market.

Northwood - A Great Central San Antonio Neighborhood

Homes for Sale in Northwood San AntonioNorthwood is a wonderful, centrally located neighborhood. Most of the homes date back to the 1950s and 1960s -- one-story ranch style homes. There are two school districts serving the neighborhood: Northeast ISD and the Alamo Heights ISD. Those homes in NEISD offer a great central location without the heavy price tag usually associated with the 78209 zip code. 

Most homes in Northwood offer 3-4 bedrooms and 2 bathrooms. Living in this area entitles you to automatic membership in the Oak Park/Northwood Homeowner's Association. Membership is automatic, but dues are voluntary, suggested at $15 per year. Every month, the board of directors meets and they also hold regular meetings with city council members and the mayor. Additionally, there are two general membership meetings held for all residents of Oak Park/Northwood. Among the many fun events organized to foster social interaction is the annual 4th of July parade.

Tobin LibraryNorthwood is close to Fort SamBAMC, Loop 410 and the I-35 corridor. Great shopping and restaurants are near.  Just across Harry Wurzbach is Oakwell Farms and Tobin Park, with its hiking and biking trails. You also have the Tobin Library at Oakwell Farms, a lovely neighborhood branch of the San Antonio Public Library. At the edge of Oakwell Farms is Crumpets Restaurant. Crumpets has been offering fine continental cuisine since 1980 and offers a beautiful setting to enjoy great food and live music. 

Teka Molino RestaurantJust down south on Harry Wurzbach (on your way to Fort Sam) at the corner of Rittiman Road is a newly re-furbished shopping center that includes a new location of San Antonio's legendary Teka Molino. Teka Molino offers Tex-Mex at is finest -- and fried-est. Yum! 

Next door to Teka, is one of my favorite bakeries -- Le Cake. Le Cake's cakes aren't just gorgeous, they are delicious too. My children always request unique cake designs and Le Cake always delivers -- deliciously!

Just a short drive southwest from Northwood and you are at the Austin Highway and the shopping it has to offer including Lowe's, Target, Petco, and more.

Even though the housing inventory is very tight in Northwood (down to three months in June this year), there are some great listings available.

This 1826 square foot home has fresh paint and recent carpet, silestone counters in the kitchen and a great floor plan. There are three living areas and two dining areas. Just outside the game room, is a cute deck overlooking the tree tops to the north. 

 

 

2803 Little John  in Northwood San AntonioAlso available is 2803 Little John. This one-story home was built in 1958 and has 1683 square feet. This recently updated home is sleek and modern on just under a 1/4 acre. And, then there is 3011 Sir Phillip, at just under 1/5 acre, this 1450 square foot home was built in 1966 and offers 3 bedrooms and two bathrooms. This home is for lease or purchase.

San Antonio Housing Market Remains Strong in June

San Antonio - Strong Housing Market

 

 

As I wrote in my last post to the RealLuxury Blog, the San Antonio real estate market has more than rebounded from the Great Recession. The most recent data from the Texas Association of Realtors shows that the housing market in San Antonio continues to make considerable improvements.  

Comparing housing data from June 2012 with June 2013, here is what's happening in real estate in some of San Antonio's most sought after neighborhoods:

  

Alamo Heights

  • The median sold price of a home was $464,000, compared with $375,000 last year -- a nearly 24% increase in median sales price.
  • The average days a house spent on the market dropped from 136 days to 37 days -- a $73% decrease in average time spent on the market.

Terrell Hills

  • While the median sold price of a home was down slightly to $400,000 from $429,000, the average number of days on the market dropped 33%.
  • The housing inventory in Terrell Hills dropped from 6 months to 4 months -- a 33% decrease in housing inventory.

Terrell Heights

  • The median sold price of a home increased nearly 14% to $255,000.
  • The average days a home spent on the market decreased dramatically from 80 days to 19 -- a 76% change.
  • The number of new listings in Terrell Heights was up 67%.

Northwood

  • The median sold price increased 68% to $345,000.
  • The average days on the market remained relatively the same.
  • There was a 43% increase in new listings in Northwood.
  • The housing inventory in Northwood shrank 36% to 3 months, indicating a strong seller's market.

Monte Vista

  • While the median sold price remained somewhat flat from last year, the average time spent on the market decreased by 33% to 107 days.
  • The housing inventory in Monte Vista is in strong seller's territory -- at 2.3 months -- a 60% change from last year.

Deerfield

  • Although the median sold price decreased quite a bit from last year (22%), the average days on the market for a house for sale dropped 56% to just 18 days.
  • The housing inventory in Deerfield is extremely tight at 2.7 months, down from 10 months this time last year.

Inwood

  • Although the median sold price remained somewhat flat (year to date) from last year, the average days on the market dropped from 80 days to 44.
  • The housing inventory remains tight at 3.5 months.

The Heights at Stone Oak

  • The median sold price increased by 16.5% to $336,615 in June 2013.
  • The average days on the market decreased by 34%.
  • The housing inventory has dramatically dropped from 13.7  months in June last year to 2.9 months.

Encino Park

  • The median sold price increased by 14% to $225,000.
  • The average days on the market increased from last year by 27 days.
  • The housing inventory in Encino Park remains extremely tight at 1.3 months.

Rogers Ranch

  • The median sold price increased by 4% from last June.
  • The average days a house spent on the market decreased by 16 days or 18%.
  • The housing inventory in Rogers Ranch shrank from an already tight 3.3 months to 2.2 months.

San Antonio Tops Market Rebound Report

San Antonio Housing Market Tops Rebound ReportThe most recent Homes.com Rebound Report, published on June 24, 2013, shows that San Antonio's housing market has more than completely recovered from the Great Recession. 

The Homes.com Rebound Report tracks how far housing markets across the country have recovered from the "peak-to-trough" fall attributable to the recession that began in 2008.  The big news is that six cities in Texas are in the top 10 recovery markets.  San Antonio tops the list - showing a recovery of 233.11% - followed by Houston (223.49%), Austin (219.74%), and Dallas (203.26%).

Any percentage recovery measuring 100% or more is a full recovery (i.e. the market has recovered 100% of its pre-recession index value).

The Rebound Report bases its findings from its own Homes.com Local Market Index Report.  The Local Market Index is calculated from sales data on the same homes over time, allowing a side-by-side comparison of the same property. The data are from the year 2000 to the present. To track the recovery, Homes.com tracks homes prices from the market high of 2005 through the housing crisis which began in 2008 and back to the present. This more accurately tracks the monthly growth and decline in home prices over a longer period of time. Each sales pair observed is grouped with all other sales pairs found within the area to create a highly localized, neighborhood-level index.

The Rebound Report confirms what we have known for some time: That Texas - and San Antonio in particular - did not experience the same dramatic expansion or contraction in our housing market as compared to other areas.  In short, there was no housing "bubble" to burst.  Similarly, the report  confirms that the economic recovery in Texas - and in San Antonio in particular - is exceptionally robust.

The most recent numbers from the Texas Association of Realtors suggests that San Antonio's strong performance is ongoing.  Through May of this year, the data show a continued increase in home prices and a continued reduction in existing home inventory. Here's a snapshot of the housing market in San Antonio, comparing May 2012 with May 2013. Please note this data looks at all 161 subdivisions in the San Antonio metro area.

  • The median sold price for homes in San Antonio rose 6.25% from last year.
  • The number of homes listed for sale in May 2013 rose 5.75% from last year to 2245 new listings.
  • The average number of days on the market for a home for sale in San Antonio decreased 21.49% from 121 days to 95 days.
  • The number of homes for sale that closed in May 2013 rose nearly 20%.
  • The inventory of homes for sale in the San Antonio area shrank 34% from 5 months to 3.3 months inventory.

Broadway Daily Bread - Free Bird(man)!

In an earlier post, I wrote how an excellent bakery can anchor a neighborhood. In the interest of fairness, I felt I should explore and re-visit some other bakeries and report back my findings. (Tough research job, I know.) So, from time to time, I will feature bakeries (and restaurants, cafes, delis, etc.) that I find noteworthy. 

Broadway Daily BreadBroadway Daily Bread is located in the heart of Alamo Heights - on Broadway, just north of HEB's Central Market and next door to Cappy's and Cappycino's.  It is (in my opinion) one of San Antonio's best neighborhood bakeries. Nearby neighborhoods including Olmos Park, Terrell Hills, or Mahncke Park are close enough to enjoy Broadway Daily Bread. For those further out, Broadway Daily Bread has a second location near Shavano Park on DeZavala Road. 

Broadway Daily Bread grinds its flour from whole grain wheat onsite. They use local honey to sweeten their breads. In short, they are the real deal. Broadway Daily Bread offers many different varieties of breads and baked goods.  Some are offered daily, some once a week, and others seasonally. Every day, you can find honey whole wheat and BDB's famous Birdman breads.  There are also muffins, scones, cookies, kolaches, biscotti, cupcakes, bars, croissants and even monkey bread (that delicious cinnamony swirly giant sweet roll that you can pull apart in chunks and devour.)

My personal favorite is Friday's Spelt Birdman bread -- nutty and dense -- perfect toasted for breakfast with butter and good coffee. Spelt Birdman's ingredients include whole spelt flour with sunflower, flax, millet, and poppy seeds. It is so good and hearty that you can easily make an open-face sandwich with it and not miss the second piece of bread.

In addition to the always friendly staff, my favorite thing about this bakery are the generous samples at the counter. You cannot stand and order without sampling something. They offer the day's selection of breads with a big block of butter to slather your sample. And, there are the day's selection of cookies, muffins, and bars -- all for nibbling while you wait in line and order.

Broadway Daily Bread is open Tuesday - Friday, 7 am to 6 pm and Saturdays 7 am to 5pm.
