San Antonio Housing Market Report - Northeast NeighborhoodsHere is Part 3 of the December Housing Update -- this time focusing on San Antonio's northeast neighborhoods and beyond. 

Comparing data from December 2012 and December 2013 from the Texas Association of Realtors, here is a snapshot of what is happening in some of San Antonio's most sought after northeast neighborhoods. 

  

 

 

 

Oakwell Farms

  • The median home price in Oakwell Farms decreased from $361,500 to $330,000, with 2 houses sold.
  • Homes for sale in Oakwell Farms were on the market 210 more days.
  • The housing inventory remained steady compared with December 2012 at 8 months.

Shavano Park

  • The median home price in Shavano Park rose from $475,000 to $565,500, with no houses sold.
  • Homes for sale in Shavano Park were on the market 235 fewer days than same time last year.
  • The housing inventory shrank from 6 months to 4.7 months, a nearly 22% decrease in inventory.

Encino Park

  • The median home price in Encino Park decreased from $225,000 to $215,000, with 3 houses sold, down from 6 last year.
  • Homes for sale in Encino Park were on the market 89 fewer days, an 72% decrease in time on the market.
  • The housing inventory increased from 1.4 months to 1.7 months, indicating a strong seller's market.

Garden Ridge

  • The median home price in Garden Ridge decreased from $417,000 to $371,250, with 6 homes sold.
  • Homes for sale in Garden Ridge were on the market 19 more days, a 14% increase in time spent on the market.
  • The housing inventory decreased from 3.9 months to 2.3 months, putting Garden Ridge in a strong seller's market.

Bulverde (zip code 78163)

  • The median home price in Bulverde increased from $193,000 to $282,515, with 6 homes sold.
  • Homes for sale in Bulverde were on the market 57 more days, a 84% increase in time spent on the market.
