San Antonion Housing Market Report - Northwest NeighborhoodsHere is Part 2 of the December 2013 Housing Update -- this time focusing on San Antonio's northwest neighborhoods -- including a few north central neighborhoods, too.

Comparing data from December 2012 and December 2013 from the Texas Association of Realtors, here is a snapshot of what is happening in some of San Antonio's most sought after northwest neighborhoods. 

  

 

 

Castle Hills

  • The median home price in Castle Hills increased from $215,000 to $269,000, with 4 houses sold.
  • Homes for sale in Castle Hills were on the market 53 more days, a 103% increase in time on the market.
  • The housing inventory increased from 2.8 months to 6 months, keeping Castle Hills in a seller's market.

Elm Creek

  • The median home price in Elm Creek remained the same from last year at $375,000 with 3 houses sold.
  • Homes for sale in Elm Creek were on the market 96 fewer days, a 46.6% decrease in time spent on the market.
  • The housing inventory decreased from 7.3 months to 5 months, putting Elm Creek in a seller's market.

Deerfield

  • The median home price in Deerfield remained steady, decreasing slightly from $340,000 to $330,000, with 2 houses sold.
  • Homes for sale in Deerfield were on the market 124 fewer days, an 80% decrease in time on the market.
  • The housing inventory grew from 1.8 months to 7 months.

Inwood

  • The median home price in Inwood remained somewhat steady, rising slightly from $415,000 to $421,000, with 3 houses sold.
  • Homes for sale in Inwood were on the market 151 fewer days, a nearly 71% decrease in time on the market.
  • The housing inventory rose from 3.3 months to 4 months.

The Heights at Stone Oak

  • The median home price in the Heights of Stone Oak rose from $240,000 to $390,000, a 62.5% increase, with 3 houses sold.
  • Homes for sale in the Heights of Stone Oak were on the market 185 more days, a 110% increase in time on the market.
  • The housing inventory shrank from 18 months to 8 months, a nearly 56% decrease.

  • The median home price in Rogers Ranch rose from $362,000 to $413,000, a 14% increase, with 5 houses sold.
  • Homes for sale in Rogers Ranch were on the market 21 fewer days, a 14% decrease in time on the market.
  • The housing inventory rose from 3.2 months to 7 months.

Hollywood Park

  • The median home price in Hollywood Park decreased slightly from $274,000 to $267,500, with 4 houses sold.
  • Homes for sale in Hollywood Park were on the market 125 more days than last year.
  • The housing inventory shrank from 6.5 months to 2.5 months.

The Dominion

  • The median home price in the Dominion increased from $615,000 to $705,000, with 3 houses sold.
  • Homes for sale in the Dominion were on the market 6 days fewer than last year, a 2.55% decrease in time on the market.
  • The housing inventory in the Dominion grew from 12.3 months to 30 months, a 144% increase.

  • The housing inventory in Fair Oaks Ranch shrank slightly from 8.9 months to 8 months.

  • The housing inventory shrank from 6 months to 4.5 months, keeping Helotes in a seller's market.
