Comparing data from August 2012 and August 2013 from the Texas Association of Realtors, here is a snapshot of what is happening in some of San Antonio's most sought after neighborhoods. Oakwell Farms

  • The median home price in Oakwell Farms rose from $295,000 to $307,500, with three houses sold, same as last year.
  • Homes for sale in Oakwell Farms were on the market 20 days longer, a 48% increase in time spent on the market.
  • The housing inventory was 4.7 months, no change from the same time last year.

Shavano Park

  • The median home price in Shavano Park rose from $311,200 to $717,500, with 4 houses sold, half as many sales as last year.
  • Homes for sale in Shavano Park were on the market 13 days longer than same time last year.
  • The housing inventory rose from 5.1 months to 7.8 months, putting Shavano Park out of a seller's market.

Encino Park

  • The median home price in Encino Park remained steady, increasing slightly from $208,500 to $205,750, with only two houses sold, down from 6 last year.
  • Homes for sale in Encino Park were on the market 50 days fewer, an 61% decrease in time on the market.
  • The housing inventory increased from 2.3 months to 4.5 months, indicating a continued seller's market.

Garden Ridge

  • The median home price in Garden Ridge increased from $413,000 to $563,000, with 4 homes sold, 8 fewer than last year.
  • Homes for sale in Garden Ridge were on the market 183 fewer days, a 69% decrease in time spent on the market.
  • The housing inventory increased from 4.2 months to 5.3 months, still keeping Garden Ridge in a seller's market.

Bulverde (zip code 78163)

  • The median home price in Bulverde decreased from $342,000 to $321,000, with the same number of homes sold as last year, 11.
  • Homes for sale in Bulverde were on the market 23 days longer, a 13% increase in time spent on the market.
  • The housing inventory decreased from 7.6 months to 6.5 months, making Bulverde closer to a seller's market.
