Comparing data from August 2012 and August 2013 from the Texas Association of Realtors, here is a snapshot of what is happening in some of San Antonio's most sought after neighborhoods. Look for another post in a few days for more information about San Antonio's northeast neighborhods and beyond.

  

 

Castle Hills

  • The median home price in Castle Hills remained steady, increasing slightly from $242,675 to $246,450, with 8 houses sold, twice as many as last year.
  • Homes for sale in Castle Hills were on the market 151 fewer days, an 82% decrease in time on the market.
  • The housing inventory decreased from 3.3 months to 3, keeping Castle Hills in a strong seller's market.

Elm Creek

  • The median home price in Elm Creek decreased from $555,000 to $480,000 with no houses sold, down from 1 house sold last year in August.
  • Homes for sale in Elm Creek were on the market 61 more days, a 305% increase.
  • The housing inventory decreased from 23 months to 4.3 months, making Elm Creek a seller's market.

Deerfield

  • The median home price in Deerfield remained steady, increasing slightly from $325,000 to $327,500, with 4 houses sold, same number as last year.
  • Homes for sale in Deerfield were on the market 5 days longer, a 6% increase.
  • The housing inventory shrank from 4.5 months to 3 months, an approximate 33.3% decrease, indicating a strong seller's market.

Inwood

  • The median home price in Inwood decreased from $447,000 to $431,000, a 3.5% decrease, with 3 houses sold, 1 fewer than last year.
  • Homes for sale in Inwood were on the market 52 more days, a nearly 90% increase in time on the market.
  • The housing inventory shrank from 3.3 months to 3 months, placing Inwood solidly in a seller's market.

The Heights at Stone Oak

  • The median home price in the Heights of Stone Oak decreased from $309,000 to $279,250, a 9.6% change, with 16 houses sold, up from 12 last year.
  • Homes for sale in the Heights of Stone Oak were on the market 24 fewer days, a 26.37% decrease in time on the market.
  • The housing inventory shrank from 3.3 months to 1.8 months, a 45.5% decrease, indicating a continued seller's market.

Rogers Ranch

  • The median home price in Rogers Ranch rose decreased from $410,750 to $381,250, a 7% decrease, with 10 houses sold, down from 13 last year.
  • <Homes for sale in Rogers Ranch were on the market 80 fewer days, a 54% decrease in time on the market.
  • The housing inventory rose from 3.5 months to 4.9 months, a 40% increase, but still keeping Rogers Ranch in a seller's market.

Hollywood Park

  • The median home price in Hollywood Park decreased from $295,000 to $281,335, with 8 houses sold, up from 5 sold last year.
  • Homes for sale in Hollywood Park were on the market 103 days fewer than last year, a 58% decrease in time on the market.
  • The housing inventory shrank from 2.8 months to 1.5 months, a 46% decrease indicating a strong seller's market.

The Dominion

  • The median home price in the Dominion decreased from $578,750 to $524,500, a 9% decrease, with 8 houses sold, twice as many as last year.
  • Homes for sale in the Dominion were on the market 264 days fewer, a 66.3% decrease in time on the market.
  • The housing inventory in the Dominion shrank from 30.3 months to 12.8 months, a nearly 58% decrease.

Fair Oaks Ranch

  • The median home price in Fair Oaks Ranch rose from $350,000 to $390,000 with 19 houses sold, ten more than last year.
  • Homes for sale in Fair Oaks Ranch were on the market 47 fewer days, a 21% decrease in time on the market.
  • The housing inventory in Fair Oaks Ranch shrank from 10.6 months to 3.5 months, putting Fair Oaks ranch in a seller's market.

Helotes

  • The median home price in Helotes (zip code 78023) decreased from $272,450 to $254,000 with 44 houses sold, 2 less than last year.
  • Homes for sale in Helotes are on the market 48 fewer days, a 39.34% decrease in time on the market.
  • The housing inventory is steady at 4.1 months, down from 4.5 months last year, keeping Helotes in a seller's market.

Boerne

  • The median home price in Boerne (zip code 78006) was up slightly to $247,360, from $246,000 last year, with more than twice as many houses sold as last year.
  • Homes for sale in Boerne spent 61 fewer days on market, a 41% decrease in time on the market.
  • The housing inventory shrank from 11.8 months to 4.9 months, putting Boerne in a seller's market.
