Here is Part 3 of the October Housing Update -- this time focusing on San Antonio's northeast neighborhoods and beyond. San Antonio's northeast neighborhoods are consistent with state-wide data showing increased home prices and increased demand for homes.
Comparing data from October 2012 and October 2013 from the Texas Association of Realtors, here is a snapshot of what is happening in some of San Antonio's most sought after northeast neighborhoods.
- The median home price in Oakwell Farms rose from $240,000 to $305,000, with 1 house sold.
- Homes for sale in Oakwell Farms were on the market 379 fewer days, a 93% decrease in time spent on the market.
- The housing inventory shrank from 15 months to 11 months.

- The median home price in Shavano Park rose from $200,000 to $435,000, with 1 house sold.
- Homes for sale in Shavano Park were on the market 78 fewer days than same time last year.
- The housing inventory rose from 21 months to 18 months, a 14% decrease in inventory.

- The median home price in Encino Park increased from $190,750 to $203,500, with no houses sold, down from 6 last year.
- Homes for sale in Encino Park were on the market 43 days fewer, an 60% decrease in time on the market.
- The housing inventory increased from 1.8 months to 4.5 months, indicating a continued seller's market.

Garden Ridge
- The median home price in Garden Ridge increased from $356,000 to $538,000, with 4 homes sold.
- Homes for sale in Garden Ridge were on the market 77 fewer days, a 41% decrease in time spent on the market.
- The housing inventory decreased from 8.2 months to 5.8 months, putting Garden Ridge in a seller's market.

- The median home price in Bulverde increased from $289,000 to $365,000, with 9 homes sold.
- Homes for sale in Bulverde were on the market 49 fewer days, a 35% decrease in time spent on the market.
